Closest Store or Town?
Blue Ridge- 4 miles: Dollar General, Cattleman's Cafe, and a small grocery store
Anna- 6 miles: Super Walmart, Brookshire's, CVS, and many restaurants and fast food
McKinney- 15 miles: 3 Super Walmart's, 2 Super Target's, Home Depot, Lowe's, Costco, Sam's Club, and many more shopping and restaurant options.
Allen- 20 miles: Allen Premium Outlets, Walmart, Target, Cabela's, also many shopping and restaurants.
ARE FIREARMS ALLOWED
Owning firearms is an individual right. Discharging firearms inside the park grounds is not allowed. Please visit with management if you have questions.
CANCELLATION POLICY:
Weekly & Nightly Stays:
While we hope you'll be able to honor your reservation, we understand that sometimes things change. Please contact us at 469-986-5354 if you need to cancel. Whenever possible, we try to change the dates of your reservation to prevent you from incurring additional fees.
- Cancellations 30 days or more will be refunded less a $35 processing fee
- Cancellations 21 days from arrival will be refunded less a $30 cancellation fee and 18% processing fee OR you may receive a camp credit for up to 1 year
- Cancellations less than 21 days from arrival will receive a camp credit
- NO SHOWS forfeit payment and will not receive camp credit or refund
*Camp credits will be valid and honored for up to 1 year upon availability and may not be used during holiday periods unless availability.
We have ZERO cancellation policies for holiday periods:
Spring Break - (Month of March), Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas
EXTENDED STAY CANCELLATIONS:
Reservations canceled 30 days or less prior to scheduled arrival will result in forfeiture of deposit.
Payment for extended stat is due in full for the month prior to arrival. No refunds for early departure

We are in the Anna Independent School District... GO COYOTES!
Park Speed Limit:
The speed limit throughout the RV Ranch is 5 MPH. We realize that is ridiculous. If you do not feel that you are driving ridiculously slow, then you are driving too fast.
CAN WE HAVE A GOLF CART IN THE RV RANCH
Yes! For safety and liability reasons, guests are permitted to have a golf cart but must be driven by licensed driver only and must have proof of liability insurance.
WHAT IS THE SMOKING POLICY
As a courtesy to all our guests, smoking of any substance, including vaping is not allowed at any outdoor common areas or indoor facilities including porches, restrooms, showers, Family Room, or
buildings.
ARE ALCOHOLIC BEVERAGES ALLOWED
Yes; however, glass and/or breakable containers are prohibited for safety reasons in any common areas
ARE CAMPFIRES ALLOWED
You bet, unless we are under a burn ban, so be sure to ask the park staff at check-in. We ask that campfires be confined to designated fire pits and are not left unattended. We do not permit the cutting of any of our trees or brush.
